Why
should I list on the MLS?
Approximately 80% of homes are sold via the MLS. The vast majority
of potential buyers and buyers’ agents first go to the MLS to see
available properties. Furthermore, the MLS can also be viewed via
commercial websites such as Realtor.com, the web’s most popular and
frequently visited real estate website. You cannot list on
Realtor.com without being on the MLS.
Who will see my listing?
There are two groups of people who will see your listing on the MLS.
The first is potential buyers who visit popular commercial real
estate websites such as Realtor.com, move.com andJacksonville.com to
name a few. The second group of people are real estate
professionals who are working with buyers looking to purchase a
home. It is completely up to you how much commission you want to
offer an agent that brings you a buyer. It can be a percentage of
the contract price or even a fixed dollar amount. We recommend a
commission of 2-4%, but that is up to you.
What type of
property can I list on the MLS?
You can list any type of property on the MLS including single family
homes, condos, town homes, vacant land or multi-unit buildings. Once
you go through the LIST NOW function, you will have an agent
assigned to your listing. They will contact you in regards to what
type of home you want to list. PLEASE NOTE: If you are listing
vacant land or a multi-unit building, please send us an email and we
will email you the correct listing form.
Who can list on our MLS?
Anyone in Northern Florida and Southern Georgia who is not currently
registered on the MLS with another real estate agent is allowed to
list with us.
How long will
it take to publish my listing?
Your listing will be published and active 24-48 hours after we
receive your completed MLS Listing Form and confirmed payment. Your
listing will become active on all of the commercial sites within
three days of its posting on the MLS. (Unfortunately, we cannot
control the publishing time on the commercial sites.)
What if I want you to
become my full service listing agent
If at any time during the MLS PriorityOne agreement, you want
Advantage Real Estate to become your full service listing company,
we will credit to you all fee's of the MLS PriorityOne when we close
on your home. In fact, if you sell your home on your own, but allow
an Advantage Real Estate Agent to be your "buyers agent" on the
purchase of your next home, we will credit you all fee's of the MLS
PriorityOne when you close on that home.
I can’t go
on the MLS, how can I see my listing?
First, we will email you a link to your official MLS listing once it
has been posted. You will be able to see your listing on the
commercial websites approximately three days after your listing
becomes active. We recommend visiting Realtor.com, the web’s most
popular real estate website.
Can I change
my listing once it is published?
Yes. Once your listing is active, you will receive an email with
your MLS # to review your listing. If you would like anything
changed, please send us an email with any change requests. You can
change your listing as often as you wish during the first 5 days.
Most plans come with additional FREE change orders.
How will
MLS PriorityOne help me sell my property?
MLS PriorityOne will help you sell your property by providing the
opportunity to reach approximately 80% of potential home buyers who
access the MLS and our partner websites. We will also provide the
necessary disclosure and sales forms necessary to sell your home.
These forms should be used in the sale of your home. While MLS
PriorityOne is comprised of a team of real estate professionals;
please keep in mind, this service is for people who believe they can
sell their home without a full service real estate agent.
Will MLS PriorityOne be listed as the real estate agent?
Yes. Essentially MLS PriorityOne is acting as your listing agent.
You will see Advantage Real Estate listed as the brokerage. In the
"Private Remarks" we will list your contact information. This way
the buyers agent can contact you directly. Unfortunately we can not
place this information in the public remarks.
Will MLS
PriorityOne collect any commissions?
No! We collect absolutely ZERO COMMISSIONS (unless we bring the
buyer)! The only fee you will pay to MLS PriorityOne is the one time
service charge to list your property. If you sell your home and the
buyer has an agent, you will pay the predetermined cooperating
broker commission. For example, your home sells for $250,000 and the
cooperating commission you’ve agreed to pay is 2%. The co-op
commission is $5,000. Thus, you will only be responsible for the 2%
co-op commission.
Can I list my property with MLS PriorityOne AND another real estate
office?
No. When listing with MLS PriorityOne you are effectively listing
your property with our company with the promise that we will charge
ZERO COMMISSION. If you desire to list your property with another
full service agency, please send us an email so we can remove your
listing.
Can I
advertise with other websites and publications?
Yes. You can advertise wherever you desire. Please keep in mind to
remain consistent on all of the details about your property. The
majority of home buyers visit numerous sites and often times see the
same property listed. If your listing does not stay consistent, you
risk confusing the potential buyer.
What if a “buyer’s agent” sees my listing and has a potential buyer?
While the many of leads and sales do come through our internet
partners, real estate professionals will also have access to your
listing. In this case, the “buyer’s agent” will expect a commission
on the sale. It is completely up to you how much commission you
want to offer an agent that brings you a buyer. It can be a
percentage of the contract price or even a fixed dollar amount. We
recommend a commission of 2-4%, but that is up to you.
Should I consult an attorney to help with my real estate
transaction?
Yes. You should always consult an attorney to help with a
transaction such as selling a home. There are attorneys who handle
real estate exclusively who would be happy to help.
How can I pay for this
service?
You can pay for this service with any major credit card via our
secure website on the page or have one of our agents pick up a
personal check.
Can I cancel my listing?
Yes. You can cancel your listing anytime for any reason. Simply send
us an email and we will withdrawal your property from the MLS.
Do I need to sign a contract or listing agreement in order to list
my property?
Yes. In order to list property on the MLS you must sign a listing
agreement. You will be asked to sign and fax this agreement back in
order to complete your registration. Of course we can pick up the
signed contract from your house as well.
What do I do when I sell
my home?
Once you sell your home please contact us via email or phone so we
can update your listing on the MLS. Next, give yourself a pat on the
back because you just sold your home hassle and potentially
commission free!
