great question. The pubic generally knows about using a real estate
agent to sell a house, but most people don't realize that they can use a
real estate agent to assist in the purchase of a home too. Best of all
this service is usually FREE for the buyer!
FREE? It's true. The buyers representative will normally get
paid by the seller. Sounds almost too good, doesn't it. How it works
is that an agent that has the listing is promised a commission from the
sellers when the home is sold. To help get the home sold the listing
agent promises to share the commission with any other agent that brings
a buyer that purchases the home. If no agent brings the buyer, the
listing agent gets to keep the whole commission. You see, the
commission is already built into the list price.
When it
comes to buying a NEW home, it works the same way. When you go
to a new model home, that person works for the builder, not you, and
their job is to get the best price for the builder and has no obligation
assuring that your rights are protected ~"Buyer Beware"! If the buyer
has an agent, the builder will pay the agent a commission.
When
working with an agent or builder representative make sure you know who
they represent. Most agents are helpful and it's hard to tell who they
really work for, so if you're not sure...ask.
